New quick-service restaurant coming; Plans call for joint ice cream and donut franchise on North Main Street

A $1.2 million Dunkin’ Donuts and Baskin Robbins location is in the works for North Main Street between the Sonic Drive-In and the McDonald’s UFO restaurant.

“We can confirm that a multi-brand Dunkin’ Donuts/Baskin-Robbins restaurant is planned for Roswell, but it’s too early to share an opening timeframe,” said Justin Drake, a corporate spokesman with Dunkin’ Brands, the franchisor. “We’ll be able to share more details once we get closer to the restaurant’s opening.”

City documents and permits indicate that a company out of Oakbrook Terrace, Illinois, plans to construct a 2,702-square-foot restaurant and drive-through at the intersection of North Main and West Eighth streets.

NMR LLC obtained the building permit Dec. 21 following several rounds of reviews of site plans by city of Roswell planning staff that began in August.

The submitted plans indicate that the franchise developers intend at this time to build a quick-service restaurant that could seat up to 46 people. The landscaped lot also would include a drive-through lane and up to 28 parking spaces.

The 29,700-square-foot lot is owned by Lodewick Properties LLC of Dallas, but John Lodewick, while confirming being in negotiations with Dunkin’ Donuts, declined further comment at this time.

Dunkin’ Brands, a publicly traded company based in Canton, Massachusetts, is a franchisor of both Dunkin’ Donuts and Baskin Robbins. The brands operate primarily through independently owned franchises.

According to Drake, 12 Dunkin’ Donuts locations and 23 Baskin Robbins stores are in New Mexico. The corporate website indicates that the closest Dunkin’ Donuts is in Clovis, while the nearest Baskin Robbins locations are in Albuquerque.

According to its most recent Form 10-K filing with the Securities and Exchange Commission, Dunkin’ Brands now has 20,600 distribution points in 60 countries.

The initial franchise fee for a double-branded Dunkin’ Donuts and Baskin-Robbins store is anywhere from $50,000 to $100,000, according to the SEC filing. In addition, franchisees pay royalties on gross sales.

Drake said Dunkin’ Donuts is known for its coffee, lattes, teas, frozen beverages and sandwiches, in addition to donuts. Baskin-Robbins is recognized for its 31 flavors of ice cream, one for each day of the month. It also sells ice cream cakes, milkshakes, sundaes and take-home ice cream products.
